Home loan arrears below average
Outer urban growth corridors in Australia's capital cities continue to feature in a regular ranking by Fitch Ratings of the localities with the greatest concentration of problem loans.The mix of suburbs at the top of the Fitch list of delinquent localities is changing, however.Montrose, in Hobart's northern suburbs, is now the postcode with the largest number of loans in arrears. Fitch said 3.2 per cent of borrowers were 30 days or more behind on their loan payments.By value, the most severe location for home loan arrears was Nelson Bay, in New South Wales, with 6.6 per cent of loans by value falling behind. This ratio has worsened over the last year.Other hot spots for arrears are in the north-western and south-western suburbs of Sydney, and the Gold and Sunshine coasts in Queensland. Overall, across Australia, Fitch said delinquencies decreased to 1.2 per cent at the end of September 2012, down 40 basis points, from 1.6 per cent, at the end of March 2012. The current rate of delinquencies is below the five-year average of 1.6 per cent.Fitch said that the easier monetary policy in Australia since last year had a positive impact on borrowers' ability to service loans over the year to the end of September 2012.Affluent regions in urban areas were the best performing regions.Queensland remained the worst performing state, with a 30 day or more delinquency rate of 1.4 per cent, although home loan repayment performance has improved significantly.Fitch said its study analysed the performance of 1.1 million loans with a value of $A211 billion.
